# CPP Investments puts C$441M into India’s Prestige hotel platform

CPP Investments just wrote a C$441-million cheque for Indian hotel rooms. On Sept. 29 the Canada Pension Plan Investment Board said it will buy roughly a 27% stake in Prestige Hospitality Ventures Ltd. (PHVL) — the hospitality arm of Prestige Estates Projects — in a deal worth about ₹3,000 crore (INR 30 billion). Most of the capital is meant to fund the platform’s expansion, not a passive dividend harvest.

PHVL owns luxury and premium hotels in India’s gateway cities and has a development pipeline spanning Bengaluru, Chennai, Delhi, Goa, Hyderabad and Mumbai. CPP Investments called it its first direct investment in India’s hospitality sector, extending Asia-Pacific hotel exposure that already includes Japan and a C$474-million Seoul partnership with BlueCove earlier this year.

Hari Krishna, CPP Investments’ India real-estate head, framed the thesis as rising travel demand and a need for quality rooms — the classic growth-market pitch from Toronto’s largest public pension pool. Prestige Group remains the developer-operator with four decades of Indian real-estate scale behind the hospitality spin-out.

Canadian contributors’ savings keep pacing overseas hospitality while Ottawa frets about domestic capital formation. Long-duration hotel equity in India can make sense for a fund that needs returns after inflation; it also underlines where Canadian capital actually wants to build — and it is not always at home.
